I am an investor. May i ask you few questions How old is this plaza? Despite its prime location why is not occopied fully? Is there any legal problem?

@2.Hamid: Hamid, The owner (Wafi Associates) intentionally made code violations to create extra covered area that were against LDA Commercial Property Code. As a result they were indicted by the court with heavy fines and not being able to maintain the building to it's full potential. In my opinion, this was the ideal location for a multi-story office building right in the centre of new Lahore. If you are interested in investing let me know, I have a friend who wants to sell his office space in this Big City Plaza.

@2.Hamid: Yes- the plaza was built to a certain height without permission from LDA. so LDA knocked down the top stories to make it conform. Many of the occupiers left the building and office/unit owners are now struggling to find tenants. One major problem- when upper stories were knocked down, the HVAC system was demolished too- so there is no central a/c. Most occupiers have installed splits with the external unit being placed in hallways- so hallways are extremely hot in summer. Also management, as usual in Pakistan, cannot be bothered to clean all the glass

Wafi Associates intentionally made code violations (against Commercial Property Code) and were indicted by the Court with fines and demolition of top floor. I want to find out Role of Big City Plaza management with following questions: 1) Does anyone know if Wafi Associates ever fixed the HVAC system or intend to do so and how well the building is currently maintained? 2) Most importantly since Wafi Associates never completed the project as promised in the Original Terms of Sales Agreement (with AC system completely installed and functional) which is a gross Breach of Contract by Wafi Associates ** Has there been any relief given by either by the Court or by Wafi Associates to the respective OWNERS ? ***
